2024 4th Quarter Market Update


Hello,

Sometimes clients will ask me, “Angelina, do we really need to replace the flooring? Can’t we just sell it as is? How about offering a carpet allowance? Will that work? I don’t want to have to move all my furniture and put it back.” 


I get that. However in my 27 years of selling real estate, the answer has always been, YES! Replacing your flooring IS worth it! 


For example, recently I met with a client who wanted to sell their house. When I met with them, I advised them to replace all of their flooring – LVP and carpet. They did.

We went on the MLS the day before Christmas Eve. Two days after Christmas the house was shown and we received an offer and we are under contract! 


Conversely, there was another house listed a few doors down with the same floor plan and at the same price point. Instead of replacing their flooring, that seller offered a $10,000 carpet allowance. 


They had been on the market 47 days when we went under contract in just 5 days. And consider the “actual cost” vs. the “perceived value.” 


My client paid just under $6,000 to replace all of their flooring. The other seller instead offered a $10,000 carpet allowance. 


A difference of $4,000 and still for sale. Dollar for dollar our home had the greater impact because it was already done!
